We target large multifamily properties with 100-500 units to benefit from economies of scale and have high cash flow and appreciation potential.

We add value to our properties by increasing NOI (Net Operating Income). We improve operating efficiency by increasing occupancy, lowering expenses, adding services, and renovating our properties. We target projects that project minimum returns of 100% over a 3-5 year project cycle, annual cash-on-cash return of 6-8+% and a 15-18% IRR.

Identify and Acquire​

Our experienced team identify investment opportunities that meet our stringent criteria. We underwrite and perform due diligence on each property to align our financial outcomes with those of our investors. We then consult with construction teams, property managers, brokers, lenders and many more to create the business plan. We then purchase the property with capital from investors and third-party lenders.

Improve​

The goal is to improve the overall financial efficiency of the property. This includes bring rents to market rates, increase occupancy, adding amenities, renovations, and upgrades.

Sell

Once we have reached maximum return for our investors, by increasing the value of the property, we make it a priority to return the initial investment and all profits to the investors as soon as possible based upon market conditions. We target a 3-5 year hold period to allow for the greatest possible appreciation. Refinancing is also an option and makes sense in some cases.
